Non – Managed Properties

For all non-managed property, the landlord must be contacted directly regarding all issues.

 

Managed Properties

The tenant has a responsibility throughout their tenancy for:


Internal and External works:

 

  • General cleaning and cleaning of guttering, extractors and filters
  • General maintenance of garden and hedges
  • Replacement fuses and Re-setting of any trips (with the exception of main service fuses)
  • Internal plaster cracks on walls and ceilings
  • Replacement or repair of light bulbs, smoke alarm batteries, electrical appliances, fires and heaters (not installed by the landlord), broken glass, locks, handles and hinges (including on cabinets and doors)
  • Condensation Issues
  • General day to day maintenance
  • Blocked Sinks and wastes
  • Refuse disposal
  • stoppers and chains for the baths, sinks and basins
  • Repair or replacement of w/c seats, bowls and wash basins (unless damaged through wear and tear or by faulty installation)
  • Replacement of baths, sinks and drainers (unless damaged through wear and tear or by faulty installation)

For Out of Office Hours Emergency:

For any emergencies out of office hours, please contact our maintenance team immediately on 07703 698 334.

 

Gas Emergency Services

If you smell gas, think you have a gas link or are worried that fumes containing Carbon Monoxide are escaping from a gas appliance, please call the free Emergency Line immediately on
0800 111 999.

Remember, if you think you have a gas leak, report it immediately and:

 

  • Ventilate the property
  • Do not turn off/on any electrical switches
  • Extinguish all naked flames

 

 Lock Outs

If this is caused as a result of losing a key or locking yourself out, you should call a locksmith at your own expense.
