Registering – When finding you a home, efficiency is key. We aim to maximize this by taking as many details from each individual applicant. It is important for us to fully understand your requirements in order to tailor our search for you! For instance, budget, location, move date, type of property and any specific features you may require.

Viewings – Once we have found suitable properties, one of our lettings negotiators will organise and accompany you to the property. They will be at hand to assist you with all necessary information and to answer any questions you may have. We accommodate our viewings around your schedule, aiming to show you at times most suitable for you. 

Offer – In order to proceed with the property, you are required to make an offer alongside your specific requirements, including Move Date, Furnishing if any. We shall communicate with the landlord with information of the offer as well as providing feedback with yourself.

Referencing – Once the offer has been agreed, a holding deposit must be placed to ensure the property is taken of the market. All administration fees must be paid, in order for referencing to be carried out. All agreed offers are on the condition of acceptance of all references. Tenancy Agreement – Upon approval of referencing, all outstanding payments (4 weeks remaining of the security deposit and the first months’ rent) must be paid and cleared into our accounts before the tenancy can be signed and keys handed over. A copy of Identification is required to be held on file. The tenancy agreement will then need to be signed by all parties named on the agreement.

Our Assured Tenancy Agreements are under constant review to ensure that they are reflective of even the most recent legislation and protect the property and the landlord whilst staying fair to the tenant.

Moving In – By your move date, all payments must be cleared and tenancy agreements signed in order for keys to be handed over. You shall receive a welcoming package with a management or non-management letter providing landlord details, payment details, contact, maintenance details and an inventory. The inventory will state the condition of the property with a list of all items in the property.

Tenants Security Deposit – All security deposits will be registered within 30 days of the commencement of the tenancy through This is a scheme authorised by government to protect your deposit. The deposit shall be returned at the end of the tenancy, once a check out of the property has been carried out, all outstanding rents paid, and all necessary deductions made for any damage caused to the property.
