Should I Give My Rental Property A Makeover?

As a Landlord you want to make the most out of your properties.  Whether you rent one property or 100 the most important to thing is to get as much rental income from your property as you can without having to invest much money into it.  As an agency, not only do we like to deal with good quality applicants, we want to be able to put those applicants into good quality properties.  Here are a few easy steps into making your property more appealing!

As the old saying goes “never judge a book by its cover”, and more often than not we do!  The first thing a tenant sees is the outside of the property, you don’t want to put them off before they’ve even stepped inside!  Sprucing up the outside of the property with a lick of paint or a bit of gardening will give a lasting impression.  Get rid of any weeds, and put some colourful flowers/plant pots along the pathway or in the porch to brighten it up...  Dead plants aren’t very appealing!  Make sure the door number is hanging nicely, and all exterior lights are working.

A fresh coat of paint will brighten up any property.  No one likes to see dirty walls or peeling paint!  It’s cheap to do, yet can make the biggest difference to a property!  Always keep the walls and floors neutral, the majority of people don’t like daring colours, and tenants are able to visualise what their home will look like if you keep the rooms neutral throughout.  Try and keep the same floor throughout the property too. put some colourful flowers/plant pots along the pathway or in the porch to brighten it up...  Dead plants aren’t very appealing!  Make sure the door number is hanging nicely, and all exterior lights are working.

Everyone likes a clean kitchen and bathroom, so make sure they are just that!  Check all the appliances are in working order, and work surfaces, baths and toilets are sparkling! 

If you have a garden or any outdoor space, cut the grass and trim the bushes!  No one likes to see an overgrown garden!

Lastly, give the whole property a once over!  Hoover/mop all the floors, clean the windows and make sure all the fixtures and fittings are working!  If your property is available in the winter months, there is nothing worse than showing prospective tenants around in the dark and having to use your phone as a torch!

With a little TLC you can get an increased rent with little void period.  Taking care of your property and the willingness to do some work to it every now and then shows prospective tenants what sort of Landlord they will be dealing with.  And more often than not you will end up with good quality tenants, who will look after your property and turn it into a home!
